A vacant lot in northeast Clovis isn’t quite so vacant anymore.

Work has begun to level a portion of the grassy, 12-acre parcel on the northeast corner of East Herndon and North Helm avenues to prepare for the construction of an America’s Tire store there.

The lot is located just east of the Clovis Commons shopping center, which includes a Target, Best Buy and T.J. Maxx. That shopping center was sold for $45 million nearly a year ago.

It will occupy only a portion of the land, as plans are to build a retail center on the rest of it.

But it isn’t coming soon, as the America’s Tire project is the only lease agreement signed so far on the property, said Greg Aguierre, a commercial real estate broker and owner of Sacramento-based Capital Rivers Commercial, which is handling marketing and leasing the buildings.

Up to 400,000 square feet of building space can be constructed on the site, with America’s Tire the only contracted tenant so far, but Aguierre said the rest of the parcel is big enough for a large grocery store or a department store, along with smaller shops.

He added that the site also would be good for a movie theater, “but we’re not talking to anyone on that yet.”
